Hotel Shilla (008770.KS) Q1 2026: Duty-Free Swings to Profit After Airport Exit as Revenue Hits ₩1.05T
For the first time in roughly seven quarters, Hotel Shilla's duty-free operation returned to profit — driven by a deliberate strategic exit from an unprofitable airport concession rather than any broad recovery in Korea's still-depressed duty-free market.

Hotel Shilla (008770.KS) posted consolidated revenue of ₩1.0535 trillion in Q1 2026, an 8.4% year-on-year increase, while recording ₩20.4 billion in operating profit — a full reversal of the ₩2.5 billion operating loss in Q1 2025 and a result that substantially exceeded market consensus. The recovery was concentrated in the Travel Retail (TR) segment, which swung from a ₩6.7 billion operating loss to an ₩11.0 billion profit after the company surrendered its Incheon International Airport DF1 concession covering cosmetics, fragrances, alcohol, and tobacco; operations formally ceased on March 17, 2026, following the airport authority's refusal to negotiate a rent reduction. The Hotel & Leisure segment contributed a further ₩8.2 billion in operating profit — up 220% year-on-year — supported by new Shilla Monogram openings in Gangneung (July 2025) and Xi'an (February 2026). Against these gains, cash and cash equivalents fell 26.1% quarter-on-quarter to ₩249.9 billion after the repayment of ₩260 billion in corporate bonds, compressing near-term liquidity even as the balance sheet's debt-to-equity ratio improved from 220.1% to 202.0%.
