Marriott International operates the world's largest hotel company by room count, franchising and managing lodging properties under roughly thirty brands spanning luxury (Ritz-Carlton, St. Regis, JW Marriott, W Hotels, Edition), premium (Marriott, Sheraton, Westin, Le Méridien, Autograph Collection), select-service (Courtyard, Residence Inn, Fairfield, SpringHill Suites), and longer-stay and midscale flags. Capital allocation has leaned heavily toward share repurchases and dividends funded by fee cash flow. Governance features include the continuing Marriott family presence on the board, exposure to labor regulation in gateway urban markets, and the durability of the brand-versus-online-travel-agency balance of power.
The company traces to a 1927 root-beer stand opened by J. Willard and Alice Marriott in Washington, D.C., which grew into the Hot Shoppes restaurant chain and entered lodging in 1957 with the Twin Bridges Motor Hotel. A 1993 split separated the operating company (Marriott International) from the real-estate owner (Host Marriott), cementing the asset-light model. Subsequent transactions included the 1997 acquisition of Renaissance Hotel Group, the 2011 spin-off of the timeshare business as Marriott Vacations Worldwide, and the transformative 2016 acquisition of Starwood Hotels & Resorts, which added Sheraton, Westin, W, St. Regis, and the Starwood Preferred Guest program, later merged into Bonvoy. The company is Maryland-incorporated and headquartered in Bethesda.
Marriott's customers are twofold: hotel owners who pay fees to fly its flags and receive distribution, loyalty access, and operating systems; and travelers, who book directly through Marriott channels, through corporate travel programs, or through third-party intermediaries. Franchise contracts run for long terms with initial and ongoing royalty components, while management agreements add base and incentive fees tied to hotel performance. Competitive position rests on brand portfolio breadth across price tiers, the scale of the Bonvoy loyalty base, and direct-booking economics that reduce dependence on Expedia and Booking Holdings. Principal rivals are Hilton, Hyatt, IHG, Accor, and Wyndham. The United States and Canada account for a majority of fees, with international regions, especially Asia-Pacific, driving unit growth.
