A 1993 split separated the operating company (Marriott International) from the real-estate owner (Host Marriott), cementing the asset-light model. Franchise contracts run for long terms with initial and ongoing royalty components, while management agreements add base and incentive fees tied to hotel performance. Competitive position rests on brand portfolio breadth across price tiers, the scale of the Bonvoy loyalty base, and direct-booking economics that reduce dependence on Expedia and Booking Holdings.
