Structured as a Maryland-incorporated REIT, it operates through Digital Realty Trust, L.P. and consolidates numerous joint ventures with capital partners.
Customers sign leases and service orders ranging from single-cabinet colocation and cross-connect subscriptions to multi-megawatt turn-key deployments spanning many years, with contracts typically passing through power costs and containing scheduled rent escalators. Competitive position rests on scarce power capacity in metros with high fiber density, a global footprint that lets multinationals standardize deployments, and the network effect of exchange fabrics linking tenants and clouds inside the same buildings. Principal rivals include Equinix in retail colocation and interconnection, and privately held or infrastructure-fund-owned operators such as CyrusOne, QTS, and Vantage in the hyperscale segment. The Americas produce the largest share of revenue, with Europe a substantial second contributor and Asia-Pacific a smaller but expanding region.
