Public Storage was founded in 1972 by B. Wayne Hughes and Kenneth Volk Jr. in Southern California, initially building simple garage-style facilities under a limited partnership structure that raised capital from individual investors. In 1995, the company consolidated numerous affiliated partnerships and its adviser into a single publicly traded REIT, creating the modern corporate form and its S&P 500 profile. It expanded internationally through a stake in Shurgard Europe and grew domestically through both ground-up development and portfolio acquisitions, including the 2006 purchase of the U.S. Shurgard Storage Centers business. In 2022, Public Storage spun off its commercial office and flex portfolio via the sale of PS Business Parks, sharpening the focus on self-storage.
Customers are primarily individual consumers renting units on flexible month-to-month leases signed digitally or at property offices, with typical use cases including moves, home renovations, downsizing, and small-business inventory storage. Rents are set locally and adjusted frequently, and the company relies on scale, brand recognition, and digital marketing to capture searches from customers who typically choose facilities within a short drive of home. Competitive position rests on the density of its footprint in major U.S. metropolitan areas, low unit-level operating costs, and access to capital that allows large acquisitions and development pipelines. Its principal rivals include Extra Space Storage, CubeSmart, and National Storage Affiliates, alongside numerous regional operators; revenue is overwhelmingly U.S.-generated, with European exposure held indirectly through Shurgard.
