Prologis, Inc. is a real estate investment trust that owns, operates, and develops logistics real estate, principally modern distribution warehouses positioned near large consumption centers, seaports, airports, and ground transportation hubs. Its revenue is dominated by rental income from a global portfolio of industrial buildings leased to customers ranging from third-party logistics providers and retailers to manufacturers and transportation companies. The company traces its lineage to two industrial real estate pioneers of the early 1990s, AMB Property Corporation, founded in San Francisco in 1983 and taken public in 1997, and the original ProLogis, which emerged from Security Capital Industrial Trust in the mid-1990s and became a leading global warehouse landlord. The two combined in a merger of equals completed in 2011, retaining the Prologis name and San Francisco headquarters, to create the largest owner of logistics real estate globally. In 2020 Prologis acquired Liberty Property Trust, and in 2022 it absorbed Duke Realty, further consolidating U.S. logistics ownership. The current structure operates through an umbrella partnership REIT alongside its strategic capital vehicles.
Mechanically, Prologis leases warehouse space to occupiers under multi-year net or modified-net leases in which tenants bear most operating costs, with contractual rent escalators and renewal options. Buildings are typically leased to a single customer or a small number of tenants, and rent renegotiation at rollover is where embedded value is captured when market rents have risen. Alongside directly owned assets, Prologis manages open-ended and closed-end funds for pensions, sovereigns, and insurers, collecting asset-management and performance fees. Its competitive position rests on scale, land banks in supply-constrained submarkets, and development capability, distinguishing it from rivals such as Segro, GLP, and various regional industrial REITs. The portfolio spans the Americas, Europe, and Asia, with the United States providing the majority of revenue.
