Under private ownership, Hilton accelerated its shift toward franchising and international expansion before returning to public markets through a 2013 initial public offering. In 2017 the group separated into three listed companies, spinning off Park Hotels & Resorts, which took most owned real estate, and Hilton Grand Vacations, the timeshare business, leaving today's fee-driven parent focused on managing and franchising branded hotels.

Franchise contracts typically generate royalties on rooms revenue plus program fees funding marketing, technology, and the loyalty engine, while management contracts add base and incentive fees. Competitive position rests on brand recognition across price tiers, the distribution power of Hilton Honors, and the direct-booking channel that reduces dependence on online travel agencies. Its main global rivals are Marriott International and InterContinental Hotels Group, with Hyatt, Accor, Choice, and Wyndham competing in overlapping tiers. The United States remains the largest source of rooms and fees, with Asia-Pacific and Europe providing the fastest pipeline growth.
