Equinix operates one of the world's largest networks of carrier-neutral data centers, which it calls International Business Exchange or IBX facilities, where enterprises, cloud providers, network operators, and financial firms house computing equipment and interconnect directly with one another. Revenue divides principally between colocation, the recurring rental of cabinet and cage space with associated power, and interconnection, the cross-connect fees and virtual fabric services that let tenants exchange traffic privately inside a building. A smaller managed-services and professional-services line rounds out the mix. Colocation contributes the largest share of revenue, but the interconnection business, with its higher margins and network-effect stickiness, is typically the strategic and profit anchor investors focus on.

Investors track the pace of new data-center construction and the returns on that capital, since Equinix is capital-intensive and continually funds greenfield builds, expansions, and xScale hyperscale joint ventures with partners such as GIC and PGIM. Power availability, grid interconnection queues, and permitting in constrained metros like Northern Virginia, Frankfurt, and Singapore are recurring structural constraints. Tenant concentration among a handful of hyperscale cloud providers, currency translation from a heavily international footprint, REIT distribution requirements, leverage and credit ratings, sustainability commitments on renewable sourcing, and the durability of the interconnection moat as software-defined networking evolves are the durable questions holders monitor. Equinix was founded in 1998 by Al Avery and Jay Adelson, two former Digital Equipment Corporation engineers, on the premise that the internet needed neutral meeting points where competing networks could interconnect without a dominant carrier controlling the exchange. The company went public on Nasdaq in 2000, survived the dot-com collapse, and grew through a long sequence of acquisitions including Switch and Data, ancotel, TelecityGroup in Europe, Bit-isle in Japan, Verizon's data-center portfolio in the Americas, Metronode in Australia, Axtel assets in Mexico, and MainOne in West Africa. It converted to a real estate investment trust effective January 1, 2015, and is headquartered in Redwood City, California.

The customer base ranges from the largest public cloud platforms and content networks to enterprises, systems integrators, telecommunications carriers, and financial-services firms that need low-latency access to counterparties. Contracts are typically multi-year colocation agreements with contractual price escalators, billed for space and metered or committed power, layered with per-port monthly recurring fees for cross-connects and platform services. Competitive position rests on the density of networks and clouds already present inside each campus, which raises switching costs and attracts further tenants. Principal rivals include Digital Realty, NTT, KDDI's Telehouse, and regional operators, alongside hyperscalers' self-build capacity. Revenue is geographically diversified across the Americas, EMEA, and Asia-Pacific.
