About Welltower

Welltower Inc. is a real estate investment trust that owns one of the largest portfolios of health care and seniors housing real estate in the world, with properties spanning the United States, Canada, and the United Kingdom. Its portfolio is organized around three principal segments: seniors housing operating properties held through RIDEA structures, seniors housing triple-net leased communities, and outpatient medical buildings, along with a smaller health system and skilled nursing exposure. The company was organized in 1970 as Health Care Fund, one of the earliest health care REITs in the United States, and later operated for decades under the name Health Care REIT, headquartered in Toledo, Ohio. It rebranded to Welltower Inc. in 2015 to reflect a strategic pivot toward private-pay seniors housing and outpatient medical properties and away from skilled nursing. Under chief executive Shankh Mitra, who assumed the role in 2020, the company accelerated portfolio repositioning, wound down or transitioned underperforming operator relationships, expanded internationally, and built out a data and operating platform intended to manage properties more directly. Welltower is incorporated in Delaware and its common stock trades on the New York Stock Exchange.

Mechanically, revenue reaches Welltower through two channels. In its triple-net leased and outpatient medical portfolios, tenants and operators pay contractual rent, with the tenant bearing operating costs and, in triple-net structures, taxes, insurance, and maintenance. In the RIDEA-structured seniors housing operating segment, Welltower captures resident fees and pays operators a management fee, exposing it to margins but also to upside as rates and occupancy rise. Customers are the residents of seniors housing communities, health systems leasing outpatient space, and operating partners. Competitive position rests on scale, cost of capital, operator relationships, and data-driven asset management. Its principal peers include Ventas and Healthpeak Properties, with revenue concentrated in the United States and meaningful exposure in the United Kingdom and Canada.
