American Tower Corporation is a real estate investment trust that owns, operates, and develops multitenant communications infrastructure, principally macro towers along with a smaller portfolio of distributed antenna systems, small cells, and data centers. Its core product is vertical real estate leased to wireless carriers, broadcasters, and other tenants that mount antennas and radios on its structures under long-duration contracts. International exposure introduces foreign-exchange translation risk and country-specific inflation escalators, while the India business has been a recurring focal point given customer credit issues and the eventual sale process. As a REIT, the company is required to distribute the majority of taxable income, so leverage, cost of capital, and the balance between dividend growth, tower development, and data center investment are central. Governance, index inclusion in large-cap benchmarks, and interest-rate sensitivity round out the durable questions.
The company traces its origins to 1995, when it was spun out of American Radio Systems, and it went public in 1998 after American Radio's broadcast assets were sold to CBS. Through the late 1990s and 2000s it grew by consolidating independent tower portfolios, acquiring sites from carriers, and expanding into Mexico, Brazil, and other emerging markets. In 2012 it converted to a real estate investment trust, reshaping its tax profile and investor base. Subsequent transformative deals included the Global Tower Partners acquisition, the Verizon and AT&T tower leaseback transactions, the purchase of European portfolios from Telefonica, and the 2021 acquisition of CoreSite, which added interconnection-focused data centers. Its current structure is a Delaware-incorporated REIT headquartered in Boston.
Mechanically, American Tower signs long initial lease terms with wireless carriers, typically followed by multiple renewal options, with annual escalators tied to fixed percentages in the United States and often to local inflation indices abroad. Each additional tenant or equipment amendment on an existing tower carries very high incremental margin, since the underlying site costs are largely fixed, which is the economic engine of the business. Its competitive position rests on the irreplaceability of zoned, powered tower locations, scale in permitting and construction, and long-standing carrier relationships, positioning it against Crown Castle, SBA Communications, Cellnex, and Indus Towers. Geographically, the United States remains the profit anchor, with Latin America, Africa, Europe, and Asia providing diversification and growth optionality.
